Bhumesh Realtors was proud to be part of an important industry conversation this week.
On Wednesday, Dainik Bhaskar’s Nagpur office hosted a special roundtable — “Nagpur Real Estate: A Wealth Creator” — bringing together some of the city’s most respected real estate developers, industry leaders, and institutional voices. Bhumesh Pesane represented Bhumesh Realtors at the discussion, joining fellow panelists to share perspectives on where Nagpur’s property market is headed.
The conversation centered on four broad themes: wealth creation through real estate (maximizing returns for investors), Nagpur’s infrastructure and urban growth, “Housing for All” — the push for affordable, quality housing — and emerging investment opportunities and upcoming hotspots across the city. Developers also used the platform to discuss their strategies for the upcoming festive season and the administrative and policy challenges the sector continues to navigate.
Here’s a roundup of the key points raised at the event.
Infrastructure Is Giving Nagpur Real Estate Market Wings
The overarching message of the day was simple: as Nagpur’s infrastructure expands, so does the value and appeal of its real estate. Panelists pointed to the Metro, the Outer Ring Road, the Samruddhi Mahamarg, and the Mihan project as game-changers that have improved connectivity to the city’s outer areas — a shift that is expected to further boost demand during the festive season.
New Industry, New Growth
Several speakers noted that as more industries set up base in Nagpur, the city’s real estate sector stands to benefit directly. There was a clear call for the government to strengthen “ease of doing business” policies for both real estate and industry — including a single-window clearance system — to keep growth momentum going. Given its central location in India, Nagpur’s strategic importance to the country continues to rise.
Good News for Homebuyers
For prospective buyers, panelists framed the current moment as a genuine window of opportunity. While property prices are expected to rise in the coming months, the rate of increase has so far lagged behind inflation — meaning buyers who act now could benefit from relatively favorable pricing before the market moves further.
Wardha Road, Besa-Pipla Emerge as Fresh Hotspots
Areas like Wardha Road, Umred Road, and Besa-Pipla were highlighted as new infrastructure hubs taking shape in the city, alongside logistics corridors and warehousing and township projects in the outer areas — all opening up fresh investment avenues for buyers and developers alike.
NMRDA Region Sees Strong Development Momentum
Property rates within the NMRDA region are climbing, driven largely by the pace of development in areas such as Besa and Beltarodi, which continue to attract strong developer interest.
A Positive Market Mood, With Room to Improve
Several panelists described the current sentiment in the market as upbeat, citing a rise in new schemes and improved FSI (Floor Space Index) norms that are helping resolve long-standing hurdles. That said, sanctioning processes were flagged as an area still needing attention, along with a call for more proactive support from municipal authorities.
Redevelopment: The Next Big Market Opportunity
With Nagpur made up of a large number of smaller, fragmented markets, panelists were bullish on the potential for redevelopment to open up an entirely new segment. Strong demand is expected to continue through the festive season, and the consensus was that the market is gearing up to meet buyers’ evolving needs — whether through redevelopment or more affordable pricing strategies.
Real Estate’s Role in India’s Growth Story
The sector’s contribution to India’s GDP was another point of pride, with panelists noting the significant uptick in activity the industry has seen post-pandemic. Nagpur, in particular, is now drawing outside buyers, and new industries setting up locally are expected to further energize the sector and generate employment.
Rising Demand for Premium and Affordable Housing
Demand for both premium and affordable housing is on the rise in Nagpur. The recent emergence of clear-title properties has spurred the launch of new township patterns, and builders are being encouraged to keep improving property rates and offerings to match this growing appetite.
Builders Raising the Bar
Nagpur’s builders are steadily upgrading their standards, delivering better products across the board. One challenge flagged repeatedly was traffic — partly attributed to the absence of dedicated hawkers’ zones, which has pushed vendors onto roadsides. Better-organized hawker zones were suggested as a practical fix.
Parking: A Growing Urban Challenge
As urbanization accelerates and vehicle ownership climbs, parking has become one of the city’s most pressing issues. Panelists noted that many older localities and even new residential layouts lack adequate parking infrastructure — a gap in town planning that developers say needs urgent attention, especially given how small many plot sizes have become.
Infrastructure Development: Still a Work in Progress
Despite real momentum, panelists agreed there’s still a long way to go. Over the past 15 years, no single locality in the city has achieved complete development, and much of Nagpur’s growth continues to rely disproportionately on Mihan, with property rates elsewhere yet to catch up.
Bhumesh Realtors’ Perspective

At Bhumesh Realtors, we see rising demand for both premium and affordable housing as a clear signal of where Nagpur is headed. The recent momentum around clear-title properties and new township developments reflects exactly the kind of transparent, buyer-first market we believe in — and it’s a trend we’re committed to building on as Nagpur’s skyline, and its opportunities, continue to grow.
